Guanajuato:Unique Place in World


                     

Guanajuato has one of Mexico’s oldest and most venerable institutions of higher learning, the Universidad de Guanajuato, with colleges of mine engineering, law, and theatrical arts.
But one of the nicest things to do in Guanajuato is simply to wander the streets. Cafes seem to crop up right when you need a break, often as not in one of Guanajuato’s many lovely plazas. Take a cable car behind Teatro Juárez (the town’s ornate theater, which regularly hosts theater and concerts) for great views of the city below. The bar there dispenses libations along with the views.

                    

"My first encounter with Guanajuato in 1992 was anything but romantic. After circulating lost in the maze of underground tunnels for more than an hour, the acrid smells of car exhaust and sewers permeating our car, I'd had enough. With an emphatic, 'Let's get outa here!' we escaped to the edge of town. We had been told by another American that Guanajuato was the most beautiful and romantic town in Mexico. Having expected to find our 'El Dorado' and streets paved with golden charm, we were disappointed and frustrated, never suspecting that a 20-year love affair had just begun in those dark, musty tunnels.

Where else could you find such an eclectic mix as mummies, colonial architecture, thousands of energetic college students, excellent museums and churches, old silver mines and tunnels, world-class performance arts festivals, and an impressive schedule of cultural activities throughout the year.

Everyone is talking about the new asset class. Farmland isn't a new asset class. It's the world's oldest asset class. However, it has become very attractive in the past several years and is going to become more attractive over the coming decade as the world's population continues to expand. We're looking at a total world population of more than 9 billion people by the middle of this century. This is translating to a global race for farmland, with some countries imposing restrictions on foreign ownership of productive land.



The old real estate investment adage recommends buying beachfront because they're not making any more of it. There's a limited supply of farmland 
, too, and a fast-growing demand. Farmland, therefore, is and will continue to be the world's best possible store of value.





You could buy 50 acres to tens of thousands of acres. The Federal Zone is a strip of land that hugs the ocean and the international borders.

From there, you go up to the $400,000 to $800,000 houses with limited view; finally to the grand villas with great views, priced from $800,000 to 15,000,000 depending on the size and location. As for the size to price ratio, the average cost per square foot for a villa is $250. The prices of villas may seem high but similar properties with comparable views would be two to three times as much in the States.


                             
So, why a Mexico home instead of a condo? Mexico offers both, and both can be a good option depending on each buyer's situation. Often when visitors first decide to make this city their second home, they will rent a condominium during their first extended stay. Here there are some easy tips to make your selling process of Bed and breakfast smooth and swift!

                       
  • Choose a reasonably priced listing for your Bed & Breakfast.
  • Promote what you‘re selling. Some different techniques include placing ads in magazines, newspapers, and on the Internet to help get the word around. There are many online locations available to help sell your business. Sometimes advertising to your B&B guests will make a sale, too.
  • Location, Location, Location! In your ad mention attractions, sights, landmarks, or activities nearby. Where your property is found can determine if it will receive many guests.
  • Pictures say a thousand words, so it's very important to have both the exterior and interior looking pristine. Even a video is a great asset. Remember curb appeal—if buyers do not like what they see on the outside, it might be hard to persuade them to take a look inside.
  • If showing in winter, make sure front walk is shoveled and salted. Winter time planters make it more appealing.
  • If showing in spring, summer, or fall, have seasonal flowers in the garden, make sure walkway has been swept, grass has been cut and leaves are raked. Some paint touch ups might be necessary as well.
  • Clean. Buyers look everywhere: in the drawers, under the sink, in the shower, in closets. Don't forget to clean appliances such as the oven, fridge and washer/dryer.
  • Selling your bed and breakfast with the furnishings can attract buyers' attention with no need to provide their own furnishings, especially if they intend to continue the business.
  • Try to avoid scented air fresheners in case of allergies.
  • If your B&B has a dog or cat, make sure to keep them away from potential buyers due to allergies or dislike.
  • If your hallway has many doors, keep them closed until you're showing buyers each room so the buyers aren't distracted.
                          

Having run a bed and breakfast in Guanajuato for almost a year now, I can safely say I will never go back to the days of hotel concierge and cookie cutter bedrooms.

International living opens up a whole new world for people who are not happy back in their home countries or for anyone who wants to improve their financial position. You can live the type of life you dreamed of for a fraction of the cost back at home.

                   

People are starting to realize that the old 'patriotic' and 'tribal' mindsets are just worn out clichés used by governments to keep you obedient so you will gladly hand over your hard earned cash. International living is a must for children’s' education these days and of course they adapt much quicker to new situations than adults do.

Mexican tourist destination(Guanajuato)


                      

Guanajuato is the capital of the State of Guanajuato. It has long been a Mexican tourist destination that is just now becoming popular for American tourism. During the early-1500’s, it was a mountainous canyon or ravine that was uninhabited, though there were settlements to its south. But, in the mid-1500’s, the discovery of silver led to the masses pouring into the area. More than half of the world’s silver supply was being produced here by the 18th-century.

                        

The city of Guanajuato has been called the crown jewel of Mexico's heartland. In 1988, UNESCO declared Guanajuato "Patrimonio Cultural de la Humanidad" (Cultural Legacy of Mankind). Since it is a World Heritage Site, any new construction or remodeling in the historic center must conform to strict rules. Furthermore, builders must build gas stations and other modern buildings outside the city center, ensuring that the city keeps its historic charm.

The current economic downturn has not seemed to affect the draw of Guanajuato's historic charm. Tourists are coming in droves, and local Mexican friends have joked -when seeing the constant flow of foreigners- "Where is the economic crisis?" Though there are tourists coming to central Mexico to check out the capital city of Guanajuato, San Miguel de Allende, and Dolores Hidalgo, they seem to be spending less according to the local merchants. They are coming and visiting but are not leaving with an abundance of artisans' pottery and other handicrafts. Mexico Farms and Farm Land Sales




Investors’ best chance of achieving long-term returns will come from investing in real assets that can cash flow through all business cycles. 


Not only is farmland a real asset that cash flows, but it is in diminishing in supply around the world, and produces a product with a relatively inelastic and increasing global demand. Even gold cannot make that claim.



As towns and cities expanded into rural areas, farm land became more valuable and desirable.
Sometimes the price of a pig was enough to buy what we needed, but then it wasn’t. Farm prices were always going down.

On Mexican farms, each 100 animals produce five jobs, so we lost 20,000 farm jobs directly from imports. Counting the five indirect jobs dependent on each direct job, we lost over 120,000 jobs in total.

In some cases in both the US and Canada, those paying these prices are neighboring farmers while in others it is people looking at farmland as an investment.
